On the inside, the house is delivered ready for final interior design, including:
- Walls prepared and painted with a first coat
- Full electrical system with temporary wiring and distribution board
- A complete NIBE heat pump system with underfloor heating throughout the house as well as producing hot water for general use. NIBE heat pumps only use about 50% of the electricity that a normal electrical head uses.
This approach allows our clients to make interior choices at their own pace and according to their personal taste.

What does the house look like when it's ready?
Each house is delivered fully finished on the outside, including the driveway, parking area, outdoor lighting and the surrounding grounds. Inside, the house is ready for interior finishing, with walls painted one layer out of two. Electrical installation with the electrical breaker panel and 60% of the wiring. State of the art NIBE geothermal heat pump system with underfloor heating.
Can Heklusyn finish the interior for us?
Absolutely! We offer full interior completion on a time and materials basis. We'll handle all the work, purchases, logistics and coordination according to your preferences.
Do I need to be in Iceland while the house is being built?
No, you don't have to be in Iceland during construction.
Not at all! Our clients are based overseas throughout the entire process. We take care of all the permits, make sure everything is coordinated and supervised and keep you in the loop with progress updates.
How do payments work?
We use a milestone-based payment system. You'll start with an initial payment to secure the plot and groundwork for the foundation, and then you'll make payments as the construction moves forward. Before you make any payments, you'll sign a purchase agreement to make sure everything is clear and secure. Everything we do on your plot from then on, becomes your legal property.
When do I get the keys and the Deed to the house?
You'll become the owner of the plot once you sign the purchase agreement. From then on, you're the owner of the land and everything built on it. After the final payment you will get the Deed, stamped by the Government.
Is it hard for people from other countries to buy property in Iceland?
For EU and EEA citizens, buying property is easy. If you're not from the EU (like a US citizen), you might need a permit from the foreign ministry, but our experience is that it's a simple and well-established process.
